REMEDIAL WORKS AFTER FIRE DAMAGE

The work comprised of a complete refurbishment of 6 flats that were damaged due to fire which started in one of the top flats. The fire started in the lounge causing the majority of the roof structure to be burnt through, and causing limited fire damage to first floor flats, and limited water damage to ground floor flats.

The works comprised of:

  • removal of the remainder of the existing roof structure;
  • removal of all personal belongings across the site;
  • provisional repairs were completed to the chimney stack;
  • roof structure was replaced including the fitting of roof timbers trusses at 600mm centres, insulation and coverings across the 3 first floor flats;
  • Redland breathable felt membrane was laid as underlay, finished with overlay, bonding guttering, dry roof ridges and Redland roof tiles;
  • UPVC fascia and soffits were fitted to the front and rear to match existing.

INTERNAL WORKS

Internal works included:

  • complete strip out of kitchens, bathrooms, flooring, windows, internal and external doors and all furniture;
  • Removal of plasterboard ceiling, damaged plaster and insulation throughout the first floor flats.

  • Internal load bearing walls were reconstructed within the first floor flat.
  • New fire wall was built between the first floor flats roof space to restrict any possible flame spread in the area.
  • Soot and any smoke damage had to be removed across the most affected flats, plaster scrapped off.

  • The fire effected spine partition between the kitchen and lounge was taken down and rebuilt.
  • UPVC windows were fitted together with FD30S fire doors and door frames.
  • Front and rear entrance doors were installed.

  • Stain block was applied to kitchen and bathroom ceilings prior to redecoration throughout the first and ground floor flats.
  • New kitchen units chosen by the Lessee were installed together with all the fittings, fixtures and appliances.

  • Joinery, including architraves, skirting, door linings and nosing in the staircase were supplied and fitted.
  • Existing hot and cold water supplies were drained, new 90 litre capacity insulated hot water cylinders installed including twin electric emersion heaters and reconnected to plumbing, tested and left in working order upon completion.
  • New sanitary fittings, comprising of 1500mm long bath and mixer taps, close couple WCs and pedestal basin including taps were supplied and fitted.
  • Vinyl anti slip flooring was fitted in the kitchens and bathroom, wood effect flooring in the living rooms and bedrooms.
  • All ceilings and walls were painted with 2 coats of vinyl silk emulsion, magnolia for walls and white for ceilings.
  • Space heating was renewed throughout the property and the premises also required complete electrical rewiring.

  • Gas installation was renewed to include gas supply to combination condensing boilers and gas cookers.
  • Finally, the renewal of the incoming water, gas and electricity supply was completed.
